Our Promise

Every successful relationship starts with communication. Below are the questions we hear most often, from pricing and timelines to site access and warranties, and everything that comes in between.

Will I be handed off to a junior site supervisor once the contract is signed?

No. Northgate is director-led, which means the people you deal with in planning stay connected to your project through to handover. You're not passed off to a build team you've never met. And if you ever need to talk something through, we're always available for a phone call.

What kind of work does Northgate take on?

Northgate works across new builds, renovations, apartments, and project management. We work with busy families and professionals whose main priorities are a single point of contact throughout a build, high quality craftsmanship, competency, and transparent communication. Our projects typically start from around $250k, through to large-scale custom homes and development sites. We don't take on everything. We take on the work we can do well.

Do you work with investors and developers?

Yes. Investors and developers have different priorities to homeowners. Programme certainty and cost transparency matter because delays and variations directly affect returns. Northgate approaches these projects with fixed price contracts, realistic construction programmes, and experienced cost and value management throughout.

Do you offer early contractor involvement?

Yes and we prefer it. Being involved from the beginning allows us to work closely with designers to produce realistic documentation that fits the client's budget. Too often, plans are drawn up and approved only for clients to discover construction costs are 20% or more above what they expected. We work with current market rates daily and continuously explore the latest building techniques to ensure our pricing is as sharp and competitive as possible. Getting us in early avoids that gap before it becomes a problem.

How do you handle variations and unexpected costs during the build?

Northgate's process is designed to reduce avoidable cost surprises by doing the lion's share of the work upfront in our tenders: reviewing site conditions, gathering competitive market trade pricing, and locking in selections before the building contract is finalised. If a genuine variation does arise, it is documented clearly and discussed with you before the work proceeds, so you understand the reason for the change and its likely cost and programme impact.

Can we visit the site during construction?

Yes. Site visits can be arranged at appropriate stages of the build, with safety and site conditions taken into account. Rather than informal drop-ins, Northgate coordinates walkthroughs when it makes sense for the project and stage of construction. In between visits, clients receive weekly updates with photos and have access to a client portal so they can stay across progress at any time.

How do you protect my project from cost and supply risks?

Northgate manages this proactively rather than reactively. We secure long lead time items early, lock trades into contracts at the start of the project, and leverage long-standing supplier and subcontractor relationships to access wholesale pricing well in advance. By the time most surprises hit other projects, we've already planned around them.

What warranties do you offer?

All Northgate projects are covered by the statutory warranties required under the Home Building Act, including a major defect warranty of 6 years and 2 years on non-structural defects. Our quality assurance process includes hold points for certifiers and engineers throughout the build, with all subcontractor warranties and certificates compiled into a comprehensive operations manual handed over at completion alongside the occupational certificate. Most issues are identified and resolved well before handover, not after.

What happens after handover?

Handover is not treated as the end of communication. If an issue arises after completion that isn't addressed in our comprehensive operations manual, the directors remain available to discuss it and work through a solution. We also offer ongoing maintenance support if required. The goal is to make sure clients feel supported beyond practical completion.

We run a proper construction programme using the same critical path method used on commercial projects. You'll always know what's happening and when.

How do you protect design intent during construction?

Whether it's our trusted designers or client preferred, we approach design and construction as a partnership that needs professionals to look at problems from every angle to ensure our clients receive the very best advice and project outcomes. That means open communication throughout, and when challenges arise on site, we come with solutions rather than just problems. Our job is to build what was designed and to make that process as smooth as possible for everyone involved.
